Cortez Blvd. & Horse Lake Road: Azam Elsheikl, Global Engineering, Wagas Mahmood, CEO, and Alex Garman, VP, all had questions about the process for a site plan and construction. Director Hainley explained the entire

process from start to finish. Mr. Hainley explained that everything is tied together and completed electronically and that instructions would be given for the submittal process. Every department is involved in the process and receives the information submitted. City Planner Gouldman added that there is shared access, and they would have to review it with FDOT. Mr. Hainley added that a finding of capacity will also need to be completed with the Hernando County School District. If they wanted to change the plans to a Senior Living facility, that would change. However, they would have to go before the City Council to get approval for the change. For independent living, age-restricted 55+, they would not have to go back for review. Andrea Vieara, Project Manager, and David Kingsbury, Utilities Manager, will send water and sewage maps and a checklist. David Peters, Planning and Zoning Coordinator, will send the tree mitigation, landscape, and building requirements. Andrew Pepe, Hernando County Fire Inspector, asked how many floors and was advised four. Andrew Pepe, Hernando County Fire Inspector, added that a 3rd party fire wall will need to be signed off on, sprinklers, fire alarms, and hydrants 500 ft. apart with no parking designated for the fire lane. Azam asked about modular homes. Mr. Gouldman advised that if they meet all codes, design requirements, and pass inspections, there is nothing that prohibits it. Richard Weeks, Department of Public Works Director, and Anthony Elia, Streets Project Manager, reviewed and explained drainage and added that plans would have to be submitted to FDOT. Azam asked about moving/combining buildings. City Planner Gouldman advised that he had to meet all requirements of Ordinance number 945, or it would have to go back to the City Council. Azam asked about a pedestrian bridge. Fire inspector Pepe suggested they review the fire codes, Chapter 18. They would have to make sure they meet the turn ratio and clearance for all fire trucks. Rose Rush: Alan Garman, Pro Civil 360, reviewed RV park plans. Mr. Hainley advised that they must resubmit due to the time frame, and the plans had expired. A new USA must be completed with new updated fees and would have 60 days after approval to pay. Fire Inspector Pepe added that no sprinklers will be required, but fire wall separation will be required for the community center if a kitchen is added, and at least 5 fire hydrants. Alan asked about having a propane filling station. He was advised that it would have to be caged in and sold only to residents. Director Hainley stated that a tree mitigation and survey will need to be completed. Mr. Peters added that it would need to be put into a table showing removal and replanting. Landscaping requirements will have to be met. Inspector Pepe advised that the fire truck turn-around ratio would have to be met. Director Weeks asked if there was a private lift station and was advised yes. C. Adjournment: With no further business, the meeting was adjourned at 10:14 A.M.
