A Community Workshop was held to offer interested parties the opportunity to provide comments or suggestions for the potential development of an Alcoholic Beverage Store (The Wine Attic – Now to be call The Wine Concierge). The proposed development will be located in the commercial space on the ground floor of the Boulevard Sarasota Condominium building located at 520 N. Tamiami Trail. The space is currently vacant and was previously approved for commercial use. The proposed store will have 484 square feet of floor area and will specialize in fine wines and liquors. The entrance to the store faces Boulevard of the Arts. Currently a private club is being proposed within the building that requires 27 parking spaces. There are 29 spaces provided by the valet system on the ground floor. The one required parking space for the proposed store will be one of the existing spaces provided by valet parking system. The proposed store is expected to be open Monday through Friday from 9 a.m. to 5 p.m. Joel Freedman, Freedman Consulting & Development, LLC, Applicant’s Agent, provided an overview of the proposal. Below are the non-verbatim summary minutes of the discussion: Questions/Comments Responses Do you have to be a member of 1000 North to buy from this store? No. All customers will need to make an appointment. How will the store be advertised? By word of mouth. What percentage of the sales will be 1000 North members versus non-members? We don’t have that breakdown, but the majority of sales will probably be from members of 1000 North. What arrangement or area is there for storage of the inventory? Orders will be made and when they arrive they will be picked up or delivered. On-site storage of inventory is not necessary. If there is no website or advertising how will people know about the store? Word of mouth will be how people learn of the store. Is the store open to the general community? Yes, all someone needs to do is make an appointment. Will the store be using the loading dock? Yes. Where will people park? There is existing parking on the ground floor of the building. A customer will make an appointment to pick up their order so they will not be parked very long. The store will not be open when 1000 North is operating. Where is this valet parking for 1000 North? It is the ground floor parking area under the building. Is the valet parking located where the small house is next to the hotel? No, that lot is not proposed for the valet parking at this time. The valet plan for 1000 North shows parking in the loading dock area. Yes, that is correct. 1000 North is only operating in the evening. If the loading dock is needed the valet service will move any cars parked in that area. What will 1000 North do if this wine store is not approved? 1000 North is not dependent on the approval of the wine store. How will people know how much the wine costs? During the appointment the customer will discuss what they want to purchase. Once the product is found then the price will be established. The wines being purchased are very exclusive, rare wines so price will be determined based on what is ordered and its availability. 2 Questions/Comments Responses Does this matter go before the City Commission? No, this requires a Minor Conditional Use which requires a Planning Board decision which can be appealed to the City Commission. What will the space be used for if not approved for the wine store? No alternative use has been discussed at this time. Where will the valet stand be located for 1000 North? That is being reviewed and discussed in the 1000 North application review. This meeting adjourned at 6:05 pm. Contacts regarding this summary: Joel Freedman, Freedman Consulting & Development, LLC, Applicant’s Agent: (941) 780-2623
