4. V26-06: Application for variance as outlined in Chapter 27 Article III Division 8 of the Unified Land Development

Code of Neptune Beach for Keith Charpenter for the property currently known 233 Pine St, (RE# 172827-

0000). The applicant requests a variance from Sec. 27-330 (a) (1) - Fences, walls and hedges to permit a (6)

foot fence in the front yard, in lieu of the required maximum height of (4) feet. The property is in the R-4/RC

zoning district.

5. V26-07: Application for variance as outlined in Chapter 27 Article III Division 8 of the Unified Land Development

Code of Neptune Beach for Jeri Roche & Angela Browning for the property currently known 217 Myrtle St (RE#

172930-0000). The applicant requests a variance from Sec. 27-329 (1) - Swimming pools, pool enclosures,

hot tubs, and similar structure - setbacks to permit a pool with a (6) foot exterior side yard setback on a corner

lot, in lieu of the required (15) foot exterior side yard pool setback on a corner lot. The property is in the R-

4/RC zoning district.

6. DP26-05: Application for Preliminary Development Plan as outlined in Chapter 27 Article III Division 2 of the

Unified Land Development Code of Neptune Beach for TBR Neptune for the property 500 Atlantic Blvd,

Neptune Beach, Florida (RE Parcels 172395-0140). The applicant requests a Development Plan approval to

permit Development Order for a 133,580 square foot hotel with 150 rooms with +/-90,000 square feet of

shopping center and associated shared parking. The property is in the C-3 zoning district.

7. V26-08: Application for variance as outlined in Chapter 27 Article III Division 8 of the Unified Land Development

Code of Neptune Beach for TBR Neptune for the property 500 Atlantic Blvd, Neptune Beach, Florida (RE

Parcels 172395-0140). The applicant requests a variance from Sec. 27-237. - Building area requirements (8)

to permit a 133,580 square foot hotel building with 150 rooms and +/-90,000 square feet of shopping center

exceeding sixty thousand (60,000) square feet in total gross floor area. The property is in the C-3 zoning

district.

8. V26-09: Application for variance as outlined in Chapter 27 Article III Division 8 of the Unified Land Development

Code of Neptune Beach for TBR Neptune for the property 500 Atlantic Blvd, Neptune Beach, Florida (RE

Parcels 172395-0140). The applicant requests a variance from table 27-239 C-3 frontage buildout to permit a

45% building frontage in lieu of the required 70% building frontage. The property is in the C-3 zoning district.
