No Does this item require a public hearing? No EXPLANATION: In early 2016, the Central CRA acquired the single-family residential property located at 1013 6th Street East. Over the years, the property has served as agency offices and a substation for the Bradenton Police Department. In December 2025, the CRA completed a comprehensive interior and exterior rehabilitation of the property. At the August 26, 2026 meeting, the CRA Board authorized the Chair to execute a listing agreement with The Urban Group LLC for the disposition of the home. The property was listed on the MLS on September 3, 2026, generating strong interest and resulting in five offers. On September 23, 2026, the CRA Board approved moving forward with a primary purchase offer; however, due to unforeseen circumstances, the purchaser subsequently withdrew that offer. Following the withdrawal, the CRA received another offer and tentatively approved it, expressly contingent upon final approval by the CRA Board. Staff is now presenting the attached "AS IS" Residential Contract For Sale and Purchase with buyers Noemy Verenise Medina and Alfredo Vargas Catalan for a purchase price of $250,000. 13

FINANCIAL IMPACT: Purchase price of $250,000.00 ATTORNEY REVIEW/RECOMMENDATION: Reviewed by Attorney Ryan Harris.
