We're going to circulate the materials at least ten days before so that you get a chance to see what we're coming up with the design. Guidelines. >> the. Recommendations. >> what's working, what's not working. So that next meeting we have a session with gensler and we can provide comments feedback and use our time for that one. So just fyi that's going to come into your email soon. Thank you. Okay. Our first item today minute track id one nine. 800. Is our 2027wdrc. Meeting. Dates for next year, so we have to. Approve the calendar for next year. That's the first item for today. Okay, does everybody see the dates? My thing isn't opening. I'm sorry. Are. >> there any uh any. >> comments from anybody? It's. >> the same same tuesday yeah yes I can I can uh briefly quickly show you JANUARY 12th at 10 A.M.. FEBRUARY 9th at 10 a.M.. MARCH 9th at ten. APRIL 13th. MAY 11th. JUNE 8th. JULY 13th. SEPTEMBER 14th. >> OCTOBER 12th. >> NOVEMBER 9th. DECEMBER 14th 26. Yeah for next year. Oh this. >> is we have. 26. But I guess yeah so it's. >> basically. >> the the second. >> tuesday it looks like of every month. Any comments anybody. Motion to approve. I. Approve. >> second. All in favor. All in favor aye aye aye. Thank you. >> thank you item number two minute track id 19763. A resolution of the wynwood design review committee recommending approval of to the director of planning department for the project known from sunlife. Organics. >> sign. >> located at. 2200 northwest first avenue. Thank you. I think he has the first few items. Yes this applicant is also. >> doing items number 19738. Same property address. 2200 northwest first avenue. Also item number. 19736. >> and item number 19737. On our screen. He just went. Okay good morning everyone. My name is andre. I'm from I'm representing molex company signage company located here in miami. So I'm presenting the project is online organic at jules house. This project is composed by four zero signage. So basically we're doing like two signs per facade. So it's it's located in the corner. The location is well the location number one permit number is. bd26012432001 and the building is located at. 2200 northwest first avenue, miami, florida 33127. So the location number one. Is basically. Located at the sulfa side which is facing the northwest. 2220 second street. >> and. >> this is. 40ft wide. The this is a hanging sign. This sign will be installed by center at the entrance of the retail which is um nine feet height. So it's following the regulations for clearance for the pedestrians. The dimension of this sign is. 2404 by 78. So basically like. 127 like. 13ft2 and the signs will be as I mentioned installed in center with the glass windows. The setback in interior is. >> two feet. >> from the glass area there like a main entrance and the entrance will be like a identify with design. The illumination of design is from lit channel letters and face illumination and the material is aluminum structure with acrylic on the face and to project the illumination and the graphic will be like print or vinyl on top of the on the acrylic so that way create like the the logo so represent the logo and as I mentioned design will be hanging. So we were proposing a aluminum structure to to create like the to implement the letters plus the image following the branding regulations. So this is like the dimension and the format of the structure. And as I mentioned this sign is hanging its interior but it's projecting to the street. So basically you can see from the street during the day and during the night and all the electrical components will be like concealed interior and the aluminum structure will be like the way I mean like the elements to where we can hide all the electrical components and all the gearbox and electrical connection will be like internal so nobody can see everything will be clean um plain and this is like a render with the daylight view and night night view. So basically as I mentioned interior but exterior since the illumination is and design is project from the street. This is another reference. And this is just like reference from the area and this is the location number one. Just want to quickly remind everybody that uh we got miguel here. >> good morning. Apologies for my being late. I um thanks for presenting your sign today. I think this is one of my favorite signs that you've presented so far. You've done a really good job here. There's a lot of details that you thought about the side of the sign where it's located, um, how you've you know, brought in the electrical through the structure. Uh, first question I have is the structure that you have the sign hanging from. Have you guys thought about the color and how it relates to maybe the window mullions, maybe consider using the same color as the window mullions or maybe making it all black or really think about what the structure looks like and the construction of this of of the structure, you know, is it welded? Is it screwed on? I think that you know, you have such a beautiful sign that thinking about how this thing is hung and if you don't really think about how thick each tube is, it'll stand out. Absolutely. People will say, oh what a beautiful sign. But the structure is a little bit. Yes actually that one of them like the idea the intention I keep it like clean and like blend the area. So probably if the glass is like let's say smoke so we can replicate a similar color to the glass or the mullions as you mentioned, probably the way the design the structure blend during the night will be visible because the illumination will be like project design. So the idea could find like a color format that. Yeah. >> it seems like your client probably has, you know, pushed you guys to make sure that the sign is beautiful. So also it's um, engineering like situation like we're creating this structure in engineering terms. So that's why but yes, we can play with the color and find a solution. Any other comments? >> are we approving one sign at a time or are all three at once? Did you present all three? So can you continue with the next okay perfect. So this is the location number one. Location number two is basically the same project just a different sign. This sign is located is also a hanging sign. Let me check something okay the location number one is the same I presenting for signs two sign two signs are the same sign and the other two signs are the signs like since are two entrances one is in a corner so both signs are exactly the same sign but located in different corner and the other two signs are blade signs. So the location number two is basically the same sign just located at the um its facade which is the northwest first avenue but basically the same situation same electrical components, same logo, same dimensions everything. So basically the same. So let's go to the location number three this is the other option the other presentation. So location number three and location number four are blade signs so. The location number three is a blade sign not illuminated. This sign will be installed at the studio as you can see here the intention of design is installed next to the entrance to the closest light column. So that way it's very visible from both sides. It's also installed the ideas like the interior sign like hanging sign and blade sign they like keep it like center together so both sign will be installed at the same height. So it will be clear like a visual line. So design is fabricated in aluminum with a printed panel graphic like this where um including the logo of the branding of the company. Um this is a blade sign but is composed by two aluminum like plates in the middle like like a structure like a bullseye both panels it's very light very simple. These are similar like reference we have in the area. But yes this is the intention is not illuminated as I mentioned the illuminator will be the hanging sign. This is just like pedestrian like when you're walking from both sides you can have like a visual of the entrance. So this is the location number three and location number four is basically the same as I mentioned same situation same components same materials same logo just located at the northwest first avenue. So basically that's the those are the four signs. Thank you. Any any comments from the board? I, I move to approve with comments um the comments are to consider the structure in the design and make sure that you know there's thought put into it the thickness of the structure how it's attached. Absolutely. >> yeah that kind of stuff. And then also to make sure that all the signs have the same foot candles and the illumination to reconsider 3500 kelvin and maybe move to something a little bit warmer. Okay. Around the range of 2000 and 2500 kelvin. I'll second the motion. Okay. >> all in favor? Aye I. Are those conditions clear? We need to do a motion for for each therefore applications okay running under the same building I believe the condition was for the last one. The yeah the approval is for all of them to have they're all approved with the condition that they all have the same calvin correct. And that they to reconsider the 3000 kelvin to something lower and warmer between 2000 and 25,000 kelvin. Okay. >> and that the structure for the main sign to be considered into the design. >> okay, perfect. The blade signs aren't illuminated correct. The illuminated. The blade it's only the two storefront signs. Just the hanging sign. Even better. Yeah. Okay. Okay, so the motion is now for approval of item number 19736. With the condition that the structure is of equal measurement or less no. Be considered in the design that they really think about the thickness of the structure as it as it pertains to the sign and how it's uh assembled. Okay, so with the consideration of the structure and its thickness and how it's assembled and as it relates to the other signs. To the actual sign that it's holding up. Okay . >> is that clear enough? Yeah, I'm writing it down and I'm going to read the sentence so that we are clear on that one. Okay, so these have all been approved with the following condition all signs to have the same lighting intensity and the placement of the sign to be considered of the structure and thickness as it relates to the facade. Thank you. Okay. >> thank you. And so MAY we have a motion for approval of the sign with the conditions for 19736. We have to do this one at a time correct? No. You could do an omnibus motion as to all of them. Okay so let's do that. Yeah so we'll do a motion to approve all the signs with the conditions set forth. An omnibus. Omnibus motion omnibus nice word omnibus motion to approve the four signs presented. MAY I have a motion to approve please. I approve. Second second. All in favor aye aye. Motion is passed and approved. Thank you luis motion. Thank you so much. 6 to 0. >> thank you. Item number five. Minute track id. 19789. The location is nrd1 wynwood new construction fence. Thank you. Good morning.. >> good morning. Jonathan treston I am vp of legal and asset management for more development. Um you guys all know my colleague tom dunlap as our vice CHAIRMAN. Um he's not here today. Um so I have prepared a little presentation just to walk you through this this fence upgrade that we're doing. It's a gate and a fence replacement on one of our properties here. It's located on northwest first place. Um, just to orient you of the area we're talking about here this is a google maps screenshot the little um building in the center that has the little office icon on it. Um right here is where we're talking about um we own a lot of property in the southern end of wynwood here bordering north of northwest 20th on both sides of second avenue northwest first place and so on. Um these buildings right here are being used currently as they exist and adaptively reused and what you see is that we had um this is the fence that we're talking about that we're replacing. I'll show you some other photos in a second. This is a survey showing the property. Um so one of these properties in the bottom the there's like four it's like four separate folios actually make up this one building essentially and the second from the bottom where it says one story building is where our offices are. And we came before this board a few years ago for the approval of that fence and the little courtyard that you'll see in some of these photos. What we're essentially trying to do is replace an old gate and fence that's just down the street next to the other building in front of the other courtyard with something that looks exactly the same that's more artistically um attractive and um the esthetics would be you know, to match right. The other fence um what we're doing in general in the neighborhood is we're trying to kind of improve and adaptively reuse a lot of the existing structures and to try to create a neighborhood vibe and neighborhood energy. We are trying to have a lot of the things match right? So similar landscaping on the same property. So you'll know when you go to our area oh you're in you're in you're in the soy area right? Which is what we call our our little area of wynwood. Um so if anybody has any questions about the fence itself and the construction of it, I have our contractor here. I'd like to just skip forward to some of these photos. So this is the existing fence in front of our office as it exists today we came before the board. We originally had a different design. The louvers were a little bit more concealing the board wanted at the time it was a different board but the board wanted um more more see through to to be more inviting. So when the gate is closed you could see through the courtyard and when it's and then during the day it's typically open. Um it's not a public courtyard but you know it's open like this as you see in this picture and you could kind of see the murals and you could see the landscape behind it. So the idea is to do something similar on the one that's just next door. We actually um have some tenants that are operating in those spaces that you'll see when I get to that photo. Um here this is the existing fence as it was when we bought the property. It has this sheet metal kind of covering from being able to see in we got all these murals painted. We have beautiful art on the walls but you kind of can't see it now even when this gate is open. Um it's partially concealed. The entrance to one of the retail spaces is actually behind that fence. Um we just rented it to a tenant who's moving in now. Um there's a nail salon in there and then we have some interest in the space that's right here. So we're trying to kind of create a nice courtyard area for all the tenants to use. And then one of the spaces is actually still used by us as a as a satellite office for our design team. Um and so the the idea this is what the courtyard looks like today, right? The idea is to replace this fence with um something that will look very similar. This is just to give you a view of the street vibes that we have here with all the murals, right? So there's a lot of art on the walls. This is the existing fence here. And then if we replace the other fence with the similar this is a rendering of what we're looking to do with the courtyard. So it'll open up you'll be able to see into it we're going to landscape it um put some benches um this doesn't show it but probably some shade sails to give it a little bit more shade in the courtyard as well. And this is another rendering to kind of show you know what the the fence would look like the esthetic right open and closed. Um it's also um better for security reasons as well. The current fence is is difficult for employees to open and close and the way that it locks you have your back to the street as opposed to this will be able to get in and out a lot easier. Um so um that's that's basically it um as far as the design and everything, um you know, we felt that by having the fences match um that the esthetic itself is the artistic part of it right and that you'll be able to now see all these beautiful murals that are behind it. Thank you. Any comments from the board? I wanted to give a little bit of background on that text amendment in 2025. So back then the park that was sitting here made a recommendation to the planning department to increase the purview of the park so that any new fence or wall in the public right of way will come here and get a recommendation on the art and but that was basically for new developments, right? This is like a project like this like jonathan is bringing today it's adaptive reuse that they're making a change to improve their property but they still comply with coming and you know, presenting his work and see how it fits into the rest of his development area. But just for you guys to understand why why he's here. Understood. >> and we I appreciate the the proposal and the effort to open it up for public view. I think the murals that you have obviously spent a lot of time in curating them and maintaining them and so to be able to share that with the public I think is a benefit to the neighborhood. Yeah. >> thank you. So I will say ask for a motion to approve. I second that approval. All in favor. Aye aye. Motions passed for item number 19789 of the fence. Thank you so much. Thank you very much. Approve as presented. Thank you very much. Okay I heard his voice. No that's. It yeah. Any other items on the agenda? Uh no more items on the agenda. Just friendly reminder that the vision plan vision plan will be here as a discussion item on the next meeting OCTOBER 13th we're going to circulate the materials before the end of the month so that you have time to look at the content and provide feedback. So please be here on the next meeting please. We need your opinion, your feedback, your engagement so that we can work on it as we finalize the vision plan. How soon are you going to send the material over? Uh we have a draft but I'm going to give gensler a few days to wrap it up and then send it to you ideally before, you know, like two weeks before the actual meeting on OCTOBER 13th. So you have time to take a look. >> and is this a public meeting or is this internal? >> no, it will be a public meeting here. Yeah. >> all right. Okay. >> meeting adjourned. Thank you, thank you. >> thank you thank you. [Music]

[Music]
