Wynwood Design Review Committee - Regular Meeting

Tuesday, June 16, 2026 · Government meeting record

The 30-second read

Record incomplete

The Wynwood Design Review Committee approved facade and signage plans for two restaurants, Fish Cheeks and Nino Gordo, and granted a waiver for absent members. The committee conditioned the approval of the Paris Baguette signage on the requirement that the restaurant's interior mural remains illuminated at night to ensure visibility from the street.

Why it matters

These decisions allow three businesses to proceed with their storefront and signage permits, ensuring compliance with Wynwood's specific design and artistic guidelines.

Good morning, MISS Gilbert attic with attic architecture and design. 2275 northwest 84th avenue doral, florida. Um should. >> I. >> connect the screen or please? Okay. >> so we are seeking approval of um facade. Modifications to an existing building. We are not modifying the actual structure of the project. It's only uh a mural that's being added and uh, in addition of glass block, uh, the the. Concept um you can see in the renderings it's basically like tying into the existing wynwood uh, history and also the glass block brings in a. Components of the restaurants history as well, which links it back to the clay. Blocks in the in thai temples which became that's where the colors are coming from, which became the the. Restaurant uh, branding colors. Uh, what's interesting about this facade is the daytime you get to see the mural of the paint mural throughout, uh, you know, calling attention to the space and also at night you get the ambient lighting from the restaurant within, uh, lighting up the colors of the glass block. Uh, another component of the design is we added a a modest sign right above the gate, uh, on the side, uh, entry uh of the of the. Restaurant. >> uh, name we kind of looked at. Existing uh, places around and we used similar. >> scales to to, to keep it within the context. So is the entrance into the restaurant, the uh, door opening to facing the street. Or is it um, through the gated garden? It's through the gated uh, walkway, the door in the middle. This is an existing space that the client took over the door in the middle was designated. >> as a exit a. Fire uh, exit is a mural paint? Yes. That's reactions. Uh, if there are no comments, would you just do me one favor? Would you skate through your slides. >> quickly please? Just to refresh. Some night images? It's helpful. Also night images okay. Yes. >> correct. >> yes. Yes. on the microphone please. So on the night image is there a requirement for the assigned to be able to be lit so people would have an idea I mean otherwise personally. >> I think it looks cool. I love the glass block so no it's it's not a. Requirement and it's also not part part of the permit. So if they were to come back with a permit for. >> the signage, you could make a. >> recommendation to illuminate the sign. Just a question yeah. >> yeah there's no requirement okay. Chair. >> I, I move for approval of the package as presented. Thank you. If I could just hold that um just one question the the small window to the left of the door. Is there any reason why you didn't carry the glass. >> block uh. Concept in closing up that opening as well? I believe that was an existing takeout window for the previous restaurant. I believe they missed to leave it as. >> an uber takeout window as well. Okay. Uh, do we have a second on, uh, heidi's motion? Second. Thank you zion. All in favor then of fish cheeks submittal as presented I I I I'm going to pass on that otherwise. Uh or vote no to. >> be very clear chair who second the motion uh that was i. Okay and so we have. >> yes yes. Yes yes you're approved. Thank you so much. Thank you. Back to you ricky w drc item number two minute track id. 19400 property address. 2217 north. >> miami. Um. >> I don't know if you see the presentation. Not yet no. You see it? Okay. Um good morning. My name is cesar. I'm the owner and franchisee for paris baguette. Paris baguette is a. Multinational brand owned by a south korean company. They have about 5000 stores. Worldwide and they're opening I'm opening the first one in miami and we choose uh, wynwood to be the first one. Um I wanted to show you this first picture because I wanted to show you that I think we lost. >> it on the screen. If you could try unplugging and plugging again. Um, sorry. And then maybe just like try. >> not to. >> touch the laptop too much. Yeah. >> there you go. Okay. Um yeah ,I just wanted to show you this picture. >> inside because um sorry let me try here. Yeah I don't know what's happening. Let me try it on the other side I guess. [Laughter] Should I go to the other okay. [Laughter] Yeah try try the other one. Uh, there you go. I didn't touch anything. Should I move over there? Um. I do not know what is happening. I don't know if it's. >> I mean. >> it's a new cable so it can't be. He's calling it to see if he can help out. The. >> the. >> it. >> person is coming. >> to help out. Thank you. Yeah there it goes. It. >> looks like it's a connect. >> your laptop so. Uh I think it's a laptop. can I send it to somebody's. Laptop and. I can grab mine but I. >> would have to email it. >> to you. I have. >> your presentation here. Uh you have there okay. We don't have an interior picture. Sorry about that. Okay. >> well, uh, what I was saying is the picture that I showed you before is that I wanted to make an example that, um, that the paris win would look different from. 5000 other paris baguettes because we included like a win would touch with a mural and concrete. >> floors and. >> like an. Industrial you know, look in there. So we have it in front of us here. So what is the treatment on the windows? No, that's just the. vinyl like the pre-opening vinyl. >> but that's that's we took that away already. So where's the mural located. It's inside in the picture that you saw the first picture that you saw on the top it has a nice mural in the inside. Um but. >> the the. Presentation was to approve the the sign outside that is. >> um. It's just a you know the corporate sign that they have uh there's not much I could do about that. I could convince them to do a different a little bit different in the inside and make you know, make it more look more wynwood like., but the sign is just a corporate, you know, decision that is not so it's it's the white with the. >> blue edging. Yeah. 5000 paris baguettes. Yes, exactly like that. Um in my presentation I had a couple pictures of the signs next to it and the other. Establishments that they look pretty similar uh the pink pink pot place and the legacy sign they're right next to me. They're very similar signs. Um, too bad. >> I can't show it to. >> you but they're in. >> the in the deck that I sent anyways. Um but. >> it's just um. Yep. I don't know if you have any questions. Um the lady with me she. >> is. >> the from forever signs she created the sign. >> so if you have any technical questions about it she can. >> answer them. Thoughts anyone ?What are. >> the. >> other. >> storefronts have their. >> signage. In the same place. It's the same. Yes exactly the same. Are there any other elements of signage in the other. Storefronts like drum heads that. >> are perpendicular? No wall signs? No. They look exactly like that but with a different name. That's legacy which is a. >> gym that. >> is next on the right side and then the pink pot place next to me they look pretty similar. You can even see the ping pong side sign here a little. >> bit showing. Um like I said I had it on my. Presentation with the pictures of the. >> other two so you can see that they're quite similar. Okay um this vinyl here. >> it's. >> not there anymore. You're going to. >> be able to see the inside of the store and the nice mural inside and. Okay. >> anyone questions otherwise motion. Do we have a motion for approval? For sure. I don't know how. This. >> is the second time. That's um. Good morning. Um so that's going to be it's an aluminum beam that's going to be anchored to the concrete to the roof. So the. >> letters are attached to the beam. Um legacy and ping pong we did it ourselves to forever signs did it so. >> we it's the same the. >> same form of attachment. No ping pong we did. Yeah. So the power yeah all the electrical connections are going to be inside the beam. Yeah nothing is exposed. You're not going to be able to see any wires. So. You mean. >> how like. I think it's like. Three three. Five inches. No it . >> says. >> six by four. Let me see. Inches. >> six. >> six there you go there you. >> go. Yeah yep I need that that's actually pretty tall like. The roof. >> that where the sign goes. >> it's quite tall. It's got quite high. Mhm. >> so I don't think anybody will be able to see anything. Like what 2025ft. Mhm. Maybe. Anyone else. Yeah. What's the. >> overall dimensions. Can you . >> zoom in on the signage um. Oh here. Yeah. It's a foot tall. By 200ft 200in 200in. So um I just had to take a moment to look at some of the adjacent ones. So legacy. You know, they went with the larger they have that bull or whatever animal head that's there. And then I think the other one is like penrod where it's pink and it's got the logo. I think in my. Recommendation is that they go back and look to see if they can increase the aluminum plate, try and do. Something because the font is corporate. They're not even trying to make an attempt with construction materials to make it a bit more artistic. To your. Point. >> I understand where you added murals on the inside but when the lights are off and the place is. Unoccupied it's going to look like corporate america. We have and this committee has when we've had other signs from like starbucks and other people come through, we've encouraged them to try to find a way to make it a little more eclectic. So my. Recommendation is um, uh ,to to look at possibly using materials, whether it's creating an outline with that aluminum. Edging or or something I don't know to make it a. >> little more. Creative again, just my. $0.02 I, I get what you're saying but um, I believe me I tried and they they're they're just the sign is like the same in 5000 stores. The inside is quite different from all the stores they I convinced them to do that but the sign I think it's a hard fight that because it's it's their corporate sign I. >> don't think. >> they're going to. >> change it but I can I can ask them and see um um did you consider other. Options like the. Underside of the. Canopy things that aren't affecting the corporate sign, you know, kind of the the sacred uh font and so forth. Um I'm not putting words in heidi's mouth but reacting. I think similarly. That that just. >> the. The facade. Could be anywhere. Um, and part of that MAY be the building that is existing and you know, lacking in graphics. >> or at. >> least in what we're seeing of it here. And so is there anything else that doesn't violate the corporate font that could be done on the canopy. >> underside. >> of the canopy or on the sides of it that um. Or on the windows that just brings. >> a little bit of wind. >> would. >> to uh to the business. Um, people might think you're in. Columbus, ohio if you uh, you know, I mean, I mean like I said, I talked to them about it and they said that, you know, they they weren't very flexible with the sign. They were flexible inside. I had to push hard for them to to be flexible because they wanted to do a cookie cutter store like everybody everywhere else with the tile and the same things. And I convinced them to, you know, keep the concrete floors to not put the ceiling that they do in all the stores that it looks very corporate as well. So we kept the high open ceilings and like industrial style. Um the mural was a big fight and they agreed. Um and then I um I mean I can try certainly I don't know what else to say but I, I tried I tried believe me but you know corporate people, corporate corporations like. >> this, they're. >> not as flexible as you might you might want just to show them the the rejection from our team and let them know that the city had opinions about their sign and uh, remind them that starbucks came by and tried to .Go through the process and they made some changes to their you know, they come um, if I can say something, the reason why we. >> proposed it. >> there. >> was because in the. >> building. >> all the. >> signs are there right on the concrete ledge. Yeah. I mean I don't know if you can tell us how well I mean where else would we put it? I'm. >> not sure if on the column like. Vertical. >> well do you do you have a. Images of. >> those other signs? Yeah I did it in my computer in his computer so I don't think it's and again I'm not speaking for the rest of my uh, committee here, but. Um I don't think. >> it's the location. I think it's. >> the sign so like pop out more like as much as I. Appreciate. >> you know, as the architect you. Advocating to the the entity that inside you want to be wynwood we are more concerned about outside and maintaining the artistic nature of the district. Um and I think in large part that our intention is they could try to find a way that allows them to keep their branded logo and adding a little flair whether it is adding, you know, a ripple of color or something. Because what is wynwood it is the graphics, it is. Artistic that still allows them to maintain their brand. Because what you've done as important as it is and it's showing through the. Storefront it is that can easily change or if they put shades on the window then I've lost that. Artistic flavor, right? So I think um and again I don't want to speak for the board. I think that it could be another means to be creative while maintaining their font. Um, because I don't . >> think the way as presented we're comfortable giving approval. Okay. >> I recommend. Disapproval of this. Sign as submitted. I I'm not trying to disagree with you. Um, I guess I'm trying to. Understand if they so it seems like you want color so if they change the I'm not putting words in their mouth but if. >> they change the. Color, how. >> does that make that. >> more. >> artistic than white? So again we're taking this with a grain of salt right? You've already said this is a corporate logo we're trying to I don't care if you use materials. I don't care if you use color. That's up to you guys to see what they're okay with. But if the starbucks of the world can do something similar when they have. Locations in soho because the area by its nature is supposed to be different, this is where we're asking you to, you know, encourage them to be more creative. I, I think that's what we're looking for as a board. I don't care what you do. I. Think. >> doing nothing is just not something we're going to approve. And I wasn't here for starbucks so clearly you guys were can we give them. Uh idea I'm trying to help them so that we can. >> they can open a business and they can be a. Successful so. >> can we give them doesn't mean that they don't open their business. Sure that's true. Well I mean we give them can we give them an eye some background as to how starbucks changed their sign? I've walked by it all the time but I don't know that I've noticed it being different than a normal starbucks. Yeah it was starbucks is just an example. It was extremely frustrating for us, you know through seeing wynwood change and and um. Ultimately. >> you know, they made some. Sacrifices in the artistic uh, you know, they put a mural in front which was to me not that great, but they made an effort is. >> the point that we're trying to make whether it came out at the end good. >> or not. But there's starbucks. >> sign as the green. >> starbucks sign the sign the sign is different in starbucks. No, because they did the mural but the sign is. >> the same. No, it was that they. >> added a mural in addition to. >> the sign. But where can they add a mural here? Well we added a mural too. I'm saying I don't know guys the the bottom of this canopy they could ask the landlord for permission to maybe do something at the bottom of the canopy or use the edge of the canopy or use the columns. I mean there's a thousand things that they can do. I think. >> we're reacting to the sign not we're not. >> giving them advice on art. This isn't a facade permit. This is a sign permit okay. And we're saying we don't like the. >> sign but. >> I'm I'm going to motion to. >> vote on this right. I think the so we can we can vote we can all vote. Now. And move on or we can have a conversation about it. I mean, I think I think in terms of of moving forward and and giving you some feedback, it's in terms of the design of. So the sign is not it's it's it's not trying very hard. It's it's a very corporate sign slapped on the top of a canopy. It's center and wynwood it's a very artistic area. We don't want to. So if you want some design input on design I think one is the scale of the sign. The sign is it's it's it's huge. I know it's per code two is materiality. Can you use a different materiality? I mean can it be um you know does it have to be center so it's I think it's the the sign is it's very corporate very plain very simple sign that. >> could be good. >> but that could be very bad. I think it's it's I mean if. >> you. >> if you walk there and this could be anywhere so I. >> mean. Excuse me if you see right now I'm it's bad that I did this picture with the vinyl because if you see the store without the vinyl you can see the mural inside. I mean it's going to look artistic. You can see that there's the establishment has art inside. It's not the thing is that the vinyl is blocking the entrance. but if I can show you the picture again and it's not going to look like that I mean it's going to look from the street. You're going to be able to see the mural inside and I mean the starbucks I saw what starbucks did in wynwood and they did do artistic but we did as well and and. Uh. But the sign outside. >> is starbucks I. >> think is a. Agreed it's the same it's the same sign. Does your. >> computer work enough to be. >> able to show us the inside? Just hand it to us. The signs. 12in. So it's not that it looks I think it looks bigger than what. >> it yeah if they're saying it's 12in this is 12in. So to your point to to argue towards your point which is important is that you know, what happened with starbucks is they came back and they were supposed to come back and show us the change or just do a mural and the mural that they ended up doing wasn't that great. So it was like a double whammy where we had a bad sign that was not bad sign but a corporate sign and a bad mural. So it ended up being you know, the outcome ended up being. >> worse because we argued for our mural that ended up being not that great, but. >> as. >> someone who's a landlord and and has been a landlord for a long time, when you're dealing with a company that's got 5000 locations. Yeah. Uh, I ran a business that had. 2500 locations sign was our sign like yeah, if if. Starbucks has the green sign up, how can we. Not allow paris baguette to have their corporate sign up? It's a valid argument. It's that's what we're here for is to try to figure out how to keep the identity. >> of the. Neighborhood and make you know it's it. By the way, I'm the landlord here in this case. >> has built a. Building that they have their storefronts glass right? Yeah. So there's only so much they can do with their storefront the. The building. Getting their w drc approval. You know, maybe then there should have been more art incorporated into the. Facade here it's. >> all glass. They have a what 2025 foot wide storefront. Yeah. Can you show me the other facades in the same building? Up here? Yeah, it's the same. What's that? >> just. >> the mic. The mic that's what. The microphone. Please. >> use the microphone. Okay, [Laughter] I got it. Show me. Oh. >> this one that is on the on the same this is all the same line. This is all the same line. Um this is all the same line. This is legacy which is the gym that is next to me. Then it's the ping pong place and then it's us. Um but right now we have the vinyl because the vinyl is you know, before you open you have this vinyl to show that it's coming soo
